SITE ENGINEERING EVALUATION

Site Number 12-02-01-0072
Size 72 acres
Location Village of Caro, Tuscola County, T12N, R9E, Section 9, 0.75 mile southwest of the city of Caro, 30 miles northeast of the city of Saginaw; bounded on the southeast by Tuscola & Saginaw Bay Railroad, on the southwest by farm land, on the northwest by M-81 (State Street), and on the north by Detroit Edison transmission line easement. The site is an industrial site area in the City of Caro and is a Renaissance Zone.
Topography Terrain is sloping to the southeast with elevations ranging from 720' in southwest corner to 700' in southeast part; mostly cleared with some grub shrubs in southeast part along the drain. Site is drained by two open-ditch drains, one in the center of site and one just north of site; the drains empty into the Cass River just 1300' east of property.
Soils The general soil profile consists of mostly clay to an average depth of 180'; brown limestone from approximately 180' to 240' of depth. Soil information was obtained from Tuscola County well logs.
Utilities Electric power: Detroit Edison Company: 4.8 kV line 480' west of west property line; 4.8 kV line along Colling Road on east property line; 40 kV line along southeast boundary of site (along east side of railroad); 120 kV transmission line along north boundary of site. There is a Cable TV line that runs along Colling Road and the east property line of site.
Natural gas: Consumers Power Company: 4" medium-pressure main on Dixon Road just south of site and from Dixon Road to north on Colling Road. 8" high-pressure main along M-81.
Water service: Municipal: 10" water main along Highway M-81 that begins at the south end of the site at Prospective Drive and on the site along Prospective and Empire Drives.
Sanitary sewer: Municipal: 8" sewer along Highway M-81 that starts at the south end of site (at Prospective Drive) and on the site along Prospective and Empire Drives.
Storm sewers: Storm sewers of various sizes are located on the site along Empire Drive; also there is an open ditch just east of Empire Drive that runs east and west through site, along the Tuscola-Saginaw Bay Railroad and back to Empire Drive.
Transportation Highways: The site has frontage of 200' on State Highway M-81, which is an access to the site. Colling Road, which is a light-duty road with hard surface, fronts the northeast corner of site. State Highway M-81 intersects State Highway M-24 one mile east of site. State Highways M-81 and M-24 intersect Interstate Highway I-75 25 and 60 miles, respectively, from site.
Railroad: Tuscola & Saginaw Bay Railroad parallels southeast boundary of site. There are no local terminals, but there is one train per day.
Air: Caro Municipal Airport: one mile southwest of site via M-81. There are no commercial flights from this airport with 4,000' of runway, only business-owned planes. Tri-City Airport (Saginaw): Commercial airport, 40 miles west of site via M-81, flies United, Republic, and American Eagle Airlines.
Water: City of Saginaw and Bay City: Shipping docks on the Saginaw River in Saginaw and Bay City 30 and 35 miles away from site, respectively.

Field Conditions New roads, Empire and Perspective Drives, were built on site as part of Industrial Park development.
